2001 - 91m.

Another generically titled monster flick from Nu Image this time set at a youth rehab facility where an undercover reporter (Sara Downing) and the paitents are attacked by a group of rats with hokey glowing red eyes that (in a silly sub-plot) are psychically linked the the slow-minded janitor and led by a giant completely CGI animated rat.

Director Tibor Takacs has a done a handful of genre pictures (with 1986's The Gate being his most well-known) and that does help (there's a good false scare moment early involving a mirror) and this manages to be better than most Nu Image fare even if it is nothing special and suffers from a sloppy finish and last third that's so dopey it almost drags this down to a ranking.

As is, this is a mildly entertaining time that's directed fine, has fairly decent acting and has good character actor Ron Perlman on hand in a side role but it could've worked better if the CGI effects would've been a bit more polished and not given so much darn screen time. Check out that really poor attack on the exterminators that are called in (and apparently are supposed to be comic relief).
